Local insight

Garage doors in Calgary SW: what we see

Your SW Calgary garage door technicians, based in Bridlewood

TrueFix is based at 57 Bridlewood Manor SW, so the southwest is home turf. A technician leaving base can be in Evergreen, Shawnessy or Somerset in minutes and in Signal Hill or Aspen Woods by way of Stoney Trail not long after. Southwest calls are usually our quickest arrivals of anywhere we serve, and like everywhere else there is no call-out fee and no travel charge.

Being local also means we know the housing stock street by street. The southwest spans more than seventy years of construction, and a garage door in a 1955 Killarney bungalow fails for completely different reasons than one on a 2012 Aspen Woods estate. Below is what we see in each part of the quadrant, and what it typically costs to fix.

Mature inner-city SW: lane garages and older hardware

Killarney, Glenbrook, Haysboro, Rutland Park, Glamorgan and much of Marda Loop and Altadore were built from the 1950s into the 60s, and many lots still have the original detached garage on the back lane. Typical setups we work on:

  • Single 9×7 or older 16×7 doors running on extension springs above the horizontal tracks. These need safety cables threaded through each spring; many older installs have none, so a break can send hardware flying across the garage.
  • Wood or hardboard doors that have absorbed moisture for decades, adding weight the original springs were never sized for.
  • Chain-drive openers from the 1990s or earlier, some without working photo-eye sensors.

At the same time, Marda Loop and Altadore have seen a steady wave of infill rebuilds, which bring new insulated doors and often a wall-mount opener to free up ceiling space in a tight garage. We service both. For older doors we will tell you honestly whether new springs, rollers and a $149 tune-up will keep it going, or whether you are better off with a new door.

Bridlewood, Evergreen, Somerset and the deep south

The communities along the southern edge of the city, from Shawnessy (1980s) through Somerset, Bridlewood and Evergreen (mid-1990s–2000s) to Silverado and Belmont (2000s–2010s), are all within a few minutes of our base. That puts the original builder doors and openers in a predictable place right now:

  • Springs: the original 10,000-cycle springs are long gone on most homes, and many second sets are now due. A sudden bang and a door that will not lift is the classic sign. Single torsion spring replacement is $280; a double set is $480.
  • Openers: original chain-drive and early belt-drive units are 15–25 years old. Stripped gears, worn trolley carriages and failing logic boards are common. Repair is $180 labour plus parts; a new LiftMaster supplied and installed starts at $689.
  • Rollers and hinges: original steel rollers are dry and flat-spotted, which is most of the clatter you hear. A 10-pack of quiet nylon rollers installed starts at $140.

The older-but-not-old neighbourhoods of Woodbine, Woodlands, Cedarbrae, Braeside, Oakridge and Palliser (1970s–80s) see the same issues, plus rusted bottom brackets and cables from decades of melting snow running off cars. Our cable repair service replaces both sides and re-balances the door for $240.

(403) 667-9676

Estate homes in the west: heavy and custom doors

Signal Hill, Aspen Woods, Springbank Hill, West Springs, Cougar Ridge and Discovery Ridge have many larger homes with three-car garages, 8-foot or taller doors and custom carriage-house or wood-overlay designs. These doors can be much heavier than a standard steel door, and that changes the repair:

  • Springs must be calculated for the actual door weight, not taken from a chart. We weigh and measure before winding anything.
  • Heavier doors wear cables, drums and bearings faster, so we inspect the whole lift system when one part fails.
  • Higher ceilings and bonus rooms over the garage make wall-mount jackshaft openers popular. Supplied and installed, they start at $1,149.

Homes on the western edge also catch the full force of chinook winds coming off the foothills. A door that is out of balance or has loose hinges takes a beating in strong gusts, so annual maintenance pays off here more than most places.

What a southwest service call looks like

Whether you are in a Glenbrook bungalow or a Discovery Ridge estate, the visit runs the same way:

  1. Diagnosis. The technician checks springs, cables, drums, rollers, hinges, tracks and the opener, then lifts the door by hand to test its balance. Most problems are obvious within minutes.
  2. Flat price. You get one price for the work before anything is touched. No call-out fee, no hourly surprises.
  3. Repair. Springs, cables, rollers, remotes and common opener parts are on the truck, so most SW jobs are done in one visit.
  4. Free tune-up. Every completed service includes lubrication, balance and a safety-reverse test on the whole door.
  5. Written warranty. Each repair is covered by our written warranty on parts and labour.

Customers in Shawnessy, Marda Loop and across the southwest have left reviews about that process, and it is the same whether the job is a $149 tune-up or a full spring and cable replacement.

When to call, and when to check it yourself

If the door went down with a bang, hangs crooked or has a loose cable, stop using it and call. Spring and cable tension can cause serious injury, and running the opener against a broken spring can damage it too. Car trapped inside before work? Our emergency garage door repair calls get priority dispatch, and from Bridlewood that often means a very short wait.

For a door that simply will not close, check the photo-eyes first: both lights should be steady, the lenses clean and nothing in the beam. Our price list shows every common repair so you know the number before we arrive. Just north of the river? See NW Calgary garage door repair, or Priddis if you are on an acreage southwest of the city.

FAQ

Garage Door Repair in Southwest Calgary: FAQ

How quickly can you get to my home in SW Calgary?

We are based in Bridlewood, so southwest calls are usually our fastest. Most SW addresses are reached the same day, subject to availability, and communities close to us such as Evergreen, Shawnessy and Somerset are often reached sooner, depending on the day’s schedule.

What does garage door spring repair cost in SW Calgary?

A single torsion spring is $280 and a double set is $480 for standard springs sized to your door. Heavy custom doors in estate areas can need larger springs; we measure and give you the exact price before any work starts. There is never a call-out fee.

My Killarney garage door is original. Should I repair or replace it?

It depends on the door’s condition, not its age. If sections are solid and only the springs, rollers or cables are worn, repair is usually the better value. If the wood is rotting, sections are cracked or it is very heavy for its size, a new insulated door may cost less over time. We will price both.

Do you install wall-mount openers in SW Calgary infills?

Yes. Wall-mount jackshaft openers are popular in infills and homes with high or low ceilings because they free up overhead space and run very quietly. They start at $1,149 installed, including sensors, a wall button, a remote and smartphone app control.

Is a tune-up worth it if my door is working fine?

For most homes, yes. The $149 tune-up includes lubrication, balance testing, a cable and roller check and a safety-reverse test. It catches worn springs and frayed cables before they fail, which matters most in winter. A free tune-up is also included with any completed repair.
