Garage Door Repair in NW Calgary

NW is hillier than most of the city. Homes built into the slopes around Nose Hill, the Edgemont ravines and the ridges of Tuscany and Rocky Ridge often sit on sloped driveways or have garage slabs that have settled unevenly over the years. That shows up in a few predictable ways:

• Uneven bottom gaps. If the slab has heaved or settled, the door touches down on one side first. The opener reads that as an obstruction and reverses, or the bottom seal never seals and snow blows in.
• Photo-eye misalignment. Frost heave moves the slab a few millimetres each winter, enough to knock sensors out of line. A blinking sensor light and a door that refuses to close is often a two-minute fix.
• Extra wind on exposed lots. Upper ridge homes take westerly gusts head-on. A door that is out of balance or has loose hinges flexes more in the wind, which loosens hardware faster.

A good garage door technician should tell you when a repair is not worth it, and when it is. In the northwest we see both situations constantly. A 1990s steel door in Hamptons or Citadel with solid sections usually just needs springs, rollers and a balance adjustment to run for years more. A hardboard or original wood door on an older Varsity or Bowness garage may be cracked, rotting at the bottom and far heavier than when it was hung, so new springs only buy time.

Our rule of thumb: if the sections are sound and the door seals properly, repair it. If several sections are damaged, the door is uninsulated under a bedroom, or the repair approaches a third of the price of a new door, get a quote for both. The same thinking applies to openers. A 20-year-old chain drive with no photo-eyes is a safety problem, not just an old machine, and every new opener we install includes sensors, a wall button, a remote and smartphone app control.

Some “broken” doors are not broken. Before booking, try these safe checks:

1. Look at the photo-eyes near the floor. If one light is off or blinking, wipe the lenses and make sure nothing is blocking the beam.
2. Check that the lock button on the wall control has not been pressed, which disables remotes.
3. Replace the remote battery, then try the wall button. If the wall button works but the remote does not, the problem is the remote, not the door.
4. Make sure the opener is plugged in and the outlet has power.
