Garage Door Repair in SE Calgary

McKenzie Towne was planned with rear lanes from the start, and many newer SE communities followed with laned lots where the garage sits at the back of the yard. Some were built with the house; many were added years later by different contractors. That creates a few problems we fix often:

• No power or weak power to the garage. Openers on long extension cords or shared circuits act erratically. We will tell you if an electrician is needed before installing anything.
• Undersized or mismatched springs. A door hung by a framer rather than a door technician sometimes has springs that were never matched to its weight. The door drifts down or flies up, and the opener does the heavy lifting until it fails.
• Remote range issues. A detached garage sits farther from the house and the street. A new logic board or an external antenna usually fixes range problems.

• Opener problems: $180 labour plus parts for repair, or a new LiftMaster from $689 supplied with sensors, wall button, remote and app control.
• Bent or misaligned track: $180 realignment. Common after a car or snowblower clips the track.
• Drafts and snow under the door: a new bottom seal at $8 per foot, side and top weatherstrip at $12 per foot.

Lake Bonavista, Lake Midnapore, Lake Sundance, McKenzie Lake, Chaparral, Auburn Bay and Mahogany give the southeast more lake communities than any other part of Calgary. The garage door impact is less about the lake itself and more about how these homes are used: boats, paddleboards, bikes and trailers going in and out mean more cycles per day in summer, plus taller doors on some homes built for boats or RVs.

A lot of doors in Sundance, McKenzie Lake, Douglasdale and Riverbend are 25–35 years old. Many are still structurally fine; the steel is sound, the sections line up, and all they need is new springs, rollers and seals. Others have a rusted-through bottom section, cracked hinges at every joint, or no insulation in a garage that now has a bedroom or home office above it.

Many new builds in Mahogany, Seton, Legacy and Walden came with Wi-Fi capable openers that were never connected, or with basic units that owners now want to upgrade. We set up app control so you can open the door for a delivery or check that it closed after the kids left for school. Any new opener we install includes smartphone app control, sensors, a wall button and a remote. For garages under living space, quiet belt drives and wall-mount jackshaft openers are worth considering.
